An agent gets a listing with panels on the roof. Nobody knows whether the system is owned, leased, on a PPA or wrapped into a loan. Nobody knows if it works. The buyer’s lender starts asking questions, the finance company wants a credit application from someone who hasn’t applied yet, and suddenly the closing date is a suggestion.
We get in front of that. An inspection and a documented paper trail early in the deal keeps solar off the critical path.

Because a leased or financed system is a contract attached to the property, and it has to be formally assigned to the buyer before the deal can close. If nobody starts that process early, the transfer paperwork — buyer credit approval, the finance company’s assignment package, signatures on both sides — becomes the last thing standing between you and the closing table.
Both, and we work for whoever hires us. Sellers order it before listing so surprises don’t surface during due diligence. Buyers order it during the inspection period so they know what they’re inheriting. Agents and closing attorneys order it on behalf of either side.
